# Lender Capital > Lender Capital is a business-to-business capital platform for private lenders: capital partners fund whole first-lien, business-purpose real estate loans at closing or buy whole loans lenders have already funded. It is not a lender, a fund or an investment adviser; it never lends or buys loans with its own money. ## How it works 1. A vetted private lender submits a first-lien, business-purpose real estate loan with the full file: appraisal, borrower, title and terms. 2. Lender Capital reviews the file, packages it, and sends it only to the capital partners whose criteria it fits. 3. One capital partner funds the whole loan at closing. The lender keeps the borrower relationship. 4. Or, to free up capital, a vetted lender can sell a whole loan it already funded (with its asking price and servicing released or retained): capital partners whose criteria it fits review the full file, one buys the whole loan, and the sale settles through an escrow agent. ## Key facts - B2B only. Lender Capital does not work with individual borrowers. - Two services for private lenders: direct capital placement (a capital partner funds a new whole loan at closing) and loan sales (a capital partner buys a whole loan the lender already funded). Capital partners fund or buy the loans; Lender Capital never uses its own money. - First-lien position only. - Loan types: bridge, fix & flip, ground-up construction and DSCR rental. No consumer or owner-occupied loans. - Whole loans only. Every loan is funded or bought in full by a single capital partner. No participations, no fractional ownership, no syndication, no pooled funds. - Fees: for direct capital placement, the lender pays a placement fee at closing, out of the origination points, only when a loan funds: 1.00% of the loan amount up to $3,000,000 and 0.75% of the whole loan above that, or 0.75% and 0.50% for preferred lenders (5+ funded loans and no repurchase demands). For a loan sale, the fee is 0.75% of the purchased balance (0.50% preferred), only if the sale closes. $2,500 minimum on both. Lenders approved on or before March 31, 2027 pay the preferred rates for their first 12 months. Published schedule: https://lendercapital.co/lenders#fees. - Buyback and servicing obligations belong to the originating lender under the loan purchase agreement it signs. Lender Capital does not guarantee, insure or repurchase any loan. - Lender economics: the lender sets the borrower's note rate, the capital partner receives its agreed rate, and the lender keeps the difference as a yield spread, plus its origination points (less the placement fee). Capital partners pay no fees on placements (no management fee, carry or spread); on a loan sale the fee can be buyer-paid instead of seller-paid, one payer per deal, shown to both before they accept. - Capital partners see the full loan file before committing and hold the loan directly. ## Pages - [Home](https://lendercapital.co/): What Lender Capital is, how a loan gets funded, and who it is for. - [For private lenders](https://lendercapital.co/lenders): Two ways to get capital: place a new loan with a capital partner at closing, or sell a loan you already funded; pay only when a loan funds or a sale closes. - [For capital partners](https://lendercapital.co/capital-partners): Direct first-lien real estate loans matched to your criteria, with the full file and zero fees. - [Private Lender Capital Report (quarterly)](https://lendercapital.co/private-lender-capital-report): Public, sourced data on the cost and availability of capital for private lenders (SOFR and rates, credit conditions, loan-buyer and securitization activity), with method and as-of dates. - [Loan servicing for private lenders and funds](https://lendercapital.co/loan-servicing-for-private-lenders): Servicing models (in-house, third-party, fund administrators), what servicers do, investor reporting and business-purpose regulatory basics. - [Loan tapes: what capital partners expect](https://lendercapital.co/loan-tape): Loan tape fields defined, with a free CSV and Excel template. - [Note buyers for private lenders](https://lendercapital.co/note-buyers): Who buys private real estate loans and how loan sales are priced. - [Roc Capital alternatives](https://lendercapital.co/roc-capital-alternatives), [Toorak Capital alternatives](https://lendercapital.co/toorak-capital-alternatives) and [Roc Capital vs Toorak Capital](https://lendercapital.co/roc-capital-vs-toorak-capital): Neutral, sourced, date-stamped comparisons of capital models for private lenders. - [Glossary](https://lendercapital.co/glossary): 60+ private lending capital terms, including note-sale terms (performing and non-performing notes, UPB, allonge, assignment of mortgage, collateral file) with short definitions. - [Press kit](https://lendercapital.co/press): Boilerplate, fact sheet, logos and media contact. - [Lender due diligence and underwriting checklist](https://lendercapital.co/lender-due-diligence-checklist): Lender due diligence and underwriting, step by step, and the complete checklist private lenders use before funding: borrower, entity documents, property, title, valuation, rehab budget, exit, closing and commercial real estate (CRE) items, with a printable PDF. - [Capital providers for private lenders](https://lendercapital.co/capital-providers-for-private-lenders): Table funding vs loan purchase (correspondent) vs warehouse lines vs whole loan sales vs direct capital placement, with a sourced overview of the market. - [Warehouse line of credit alternative for private lenders](https://lendercapital.co/warehouse-line-alternative): Who warehouse lines work for and who they don't (covenants, advance rates and haircuts, dwell limits, guarantees, margin calls, fees), a comparison of warehouse lines, direct capital placement, whole loan sales, participations and private funds, and how Lender Capital works. - [Table funding for private lenders](https://lendercapital.co/table-funding): What table funding is (a capital partner funds the whole loan at closing and it is assigned to them), how it works step by step, and how it compares with a warehouse line and with selling loans after closing. - [Sell your loans](https://lendercapital.co/sell-your-loans): Sell loans you already funded through Lender Capital: a capital partner buys the whole loan, settled through an escrow agent.
