The Lender Capital lender portal
The Lender Capital lender portal is where approved private lenders submit first-lien, business-purpose loans for placement or sell whole loans they already funded, answer capital partners’ questions, accept a commitment, work through closing and record servicing after funding. Access is not open sign-up: a lender applies, is reviewed, signs the master agreements online, and then the portal opens.
Key takeaways
- The portal is for reviewed lenders only. You apply at /lender/apply, Lender Capital reviews the application, and you sign the agreements in the portal before you can submit a loan.
- A five-step wizard takes a loan from deal type to submission. The draft saves as you go, and a checklist shows which fields and documents are still missing.
- Each loan page shows its status, the next step and who it is waiting on. Requested documents, partner questions, counters and commitments are all handled on that page.
- Capital partners stay anonymous to you until one commits. You then have 24 hours to accept or decline the commitment’s terms.
- After funding, the Servicing page lists every placed loan. You record payments, payoffs, extension requests and draw requests there, or import a servicer report as CSV or Excel.
What you can do in the lender portal.
A loans home that shows what’s waiting on you
Your loans are grouped into In progress, Closing and funded, Drafts and Closed. Anything that needs you sits at the top under Waiting on you, with its next step and any deadline. The page also shows the fees paid to Lender Capital to date.
A five-step submit wizard
Choose the deal type (table funding a new loan, or selling a whole loan you already funded), then enter the loan and property, the borrower and exit, upload documents, and review. Drafts save at every step. An instant check flags anything outside the platform limits, and you see a fee estimate and a Deal Summary preview before you submit.
Document requests and a required-documents checklist
The wizard lists the documents a loan needs, such as the appraisal, borrower ID, entity documents, title commitment and term sheet, plus a scope of work for rehab loans. If Lender Capital asks for something after you submit, the request appears on the loan with an upload button next to it.
Partner questions, relayed
Capital partners reviewing your loan can ask questions. Lender Capital answers them or passes them to you, and you reply on the loan page. You also see how many partners received the loan, how many are still deciding or passed, and the pass reasons. Partners are not named at this stage.
Yield, counters and commitments
The loan page shows the yield offered to partners, your note rate and the spread you keep. You can raise the offered yield, accept or decline a partner’s counter, and accept or decline a commitment within 24 hours. If no partner commits, the page shows why and lets you change the yield or amount, or add documents, and send the loan back.
Withdraw a loan
Until closing starts, you can withdraw a loan, with an optional reason. Partners reviewing it are told it was withdrawn.
Closing checklist through funding
Once you accept, the loan moves into closing. A checklist shows the stages, your next step, who the loan is waiting on and each item you own, including approving the closing documents. Wire instructions are never entered or shown in the portal.
Servicing on placed loans, with servicer report import
Money moves outside Lender Capital; you record it in the portal. For each funded loan you can record a payment in one click or enter other amounts and dates. You can also record a paydown or payoff, send a payoff notice, request an extension, post an update and request construction draws from the holdback. To post many payments at once, upload your servicer’s report as CSV or Excel and review the rows before anything posts. The capital partner confirms each receipt.
Organization, agreements and messages
The Organization page shows your company profile and tier, the users on your account and your signed agreements. You can upload your standard loan document forms once for partners to approve, and choose which reminder emails you get. Each loan also has a message thread with Lender Capital.

What is a private lender portal?
A private lender portal is a web workspace where a private lender handles its loans with an outside party, such as a capital source, a loan buyer or a platform. In the portal the lender sends loan files, answers questions, tracks status and deadlines, and reports on loans after they fund, all in one place instead of email threads.
What can you do in the Lender Capital lender portal?
Lender Capital is a business-to-business capital platform for private lenders: capital partners fund whole first-lien, business-purpose real estate loans at closing or buy whole loans lenders have already funded. The lender portal is how a lender works with it. It covers bridge, fix and flip, ground-up construction and DSCR rental loans.
- See what’s waiting on you. The home screen groups your loans by status and puts the ones that need you first, each with its next step.
- Submit a loan. A five-step wizard covers the deal type, the loan and property, the borrower and exit, the documents, and a final review. For a new loan the deal type is table funding. To sell a loan you already funded, choose the deal type “Sell a loan I already funded” and submit it as a whole loan with its current balance, original funding date, any unfunded rehab balance, a payment history summary, your asking price and whether servicing is released or retained; the documents add the original title policy, payment history and draw history. A capital partner buys the whole loan, and the sale settles through an escrow agent. Drafts save as you go, and an instant check shows if the loan is outside the platform limits before you submit. For the documents capital partners expect, see the lender due diligence checklist.
- Respond to requests. If Lender Capital asks for a document, the request appears on the loan with an upload button.
- Answer partner questions. Questions from capital partners reach you through Lender Capital, and partners stay anonymous until one commits.
- Set and adjust pricing. You set the yield offered to partners, see the spread you keep between your note rate and that yield, raise the yield if needed, and accept or decline counters.
- Accept or decline a commitment. When a partner commits, you have 24 hours to accept its terms or decline them with a reason. Before closing, you can also withdraw a loan.
- Track it to funded. A status bar and closing checklist show each stage, who the loan is waiting on and the items you own.
- Record servicing. You keep servicing. After funding, the Servicing page lists every placed loan. You record payments, paydowns, payoffs, extension requests and construction draws there, or import a servicer report as CSV or Excel. For background, see loan servicing for private lenders. For the data partners look for on a portfolio, see the loan tape guide.
- Manage your organization. You can view your profile, tier, users and signed agreements, upload your standard loan document forms, and choose which reminder emails you get.
How do capital partners use the portal?
Capital partners have their own portal. They set their criteria (loan type, size, LTV, LTC, note rate, days to close and states), and only loans that fit reach them. Each loan arrives with the full file and a Deal Summary PDF. A partner has 48 hours to fund at the offered yield, counter, pass or ask a question. After funding, partners confirm the payments you record and decide on draw requests.
Who can get access?
Access is by application only. Lenders apply at /lender/apply. Lender Capital reviews the lending business, including its track record, underwriting and licensing. Approved lenders sign the master agreements in the portal, and then it opens. Capital partners request access at /partner/apply and are reviewed the same way. If you already have an account, sign in. To learn how placement works first, see Lender Capital for lenders.
What a lender portal is not
The Lender Capital lender portal is not a loan origination system for borrowers. Borrowers do not apply or sign in here. You originate, underwrite and close the loan in your own name, and you keep the borrower relationship. Lender Capital does not lend to borrowers and is not a lender, fund or investment adviser; it never lends or buys loans with its own money, and capital partners fund or buy the loans. The portal also does not move money. Funds go through the title company at closing (or the escrow agent at settlement, for a loan sale), and servicing payments move outside the platform; you record them in the portal.
For capital partners
Capital partners use their own portal. You request access, are reviewed, and sign the platform agreements online. After that:
- Criteria. You set your buy box: loan types, minimum and maximum loan size, maximum LTV and LTC, minimum note rate, the days you need to close, and states. Lender Capital only sends you loans that pass every criterion, and you can pause or reactivate your criteria at any time.
- Inbox. Loans that fit arrive by email and in your inbox. You have 48 hours to decide on each one.
- Loan review. Each loan shows its documents, the lender’s name and track record, and a Deal Summary you can view or download as a PDF.
- Decide. You can fund at the offered yield, send one counter, pass with a reason, or ask a question. Lender Capital answers it or asks the lender for you.
- After funding. My loans shows closing progress and your portfolio. You confirm each payment the lender records and approve or reject draw requests.
Capital partners pay no fees on placements. On a loan sale listed buyer-paid, the buying partner pays the sale fee, shown before it commits.
Frequently asked questions
Who can use the Lender Capital lender portal?
Only lenders approved by Lender Capital can use it. You apply at /lender/apply, Lender Capital reviews your lending business, and you sign the master agreements in the portal before you can submit a loan.
Can I save a loan submission and finish it later?
Yes. The submit wizard saves your draft at every step. You can come back to it from the Drafts group on your loans home, or delete it.
Do I see which capital partners are looking at my loan?
Not at first: Lender Capital shows how many partners received the loan, not who. You see how many partners received the loan, how many are still deciding or passed, and the pass reasons. A partner is named only once it commits. Partners’ questions reach you through Lender Capital.
Does the portal handle servicing payments?
The Lender Capital portal records them. Money moves outside Lender Capital. You record each payment, paydown, payoff and draw on the loan, or import your servicer’s CSV or Excel report, and the capital partner confirms each receipt.
Can borrowers use the portal?
No: the Lender Capital portal is business-to-business, for lenders and capital partners. Lender Capital does not lend to borrowers. You originate and close the loan in your own name and keep the borrower relationship.
Portal access is for approved business-purpose lenders and capital partners. Lender Capital does not lend to borrowers. General information, not legal advice.
