Boilerplate

Lender Capital is a business-to-business capital platform for private lenders: capital partners fund whole first-lien, business-purpose real estate loans at closing or buy whole loans lenders have already funded. Private lenders use it to fund loans beyond their own balance sheets without a warehouse line or raising money investor by investor: they keep their origination points less a placement fee paid only when a loan funds, earn a yield spread above the capital partner’s rate, and keep servicing and the borrower. Lenders can also sell whole loans they already funded to capital partners, to free up capital for new loans. Capital partners see the full loan file before committing, hold each whole loan directly and pay no fees. Learn more at lendercapital.co.

Fact sheet

Lender Capital fact sheet
What it isLender Capital is a business-to-business capital platform for private lenders: capital partners fund whole first-lien, business-purpose real estate loans at closing or buy whole loans lenders have already funded.
Who it servesPrivate and hard money lenders (business-to-business only), and capital partners: credit funds, family offices, hedge funds and accredited private investors.
Loans placed or soldWhole first-lien, business-purpose real estate loans: bridge, fix and flip, ground-up construction and DSCR rental. No consumer, owner-occupied or junior-lien loans, and no participations: loans are funded or sold whole. Loans sold after funding can be performing, sub-performing or non-performing; a sub-performing or non-performing loan is sold as is with its default disclosed, and non-performing loans go only to capital partners that buy them. Only loans originated by lenders: no seller-financed notes from individuals or land contracts.
How it worksA lender applies once and is reviewed (track record, underwriting, licensing). Two ways to get capital: (1) direct capital placement: the lender submits a new loan with the full file before closing; it goes only to capital partners whose criteria it fits; one partner reviews the file, commits, funds the whole loan at closing and the loan is assigned to it at closing. (2) Loan sales: the lender submits a whole loan it already funded, with its asking price and whether servicing is released or retained; capital partners whose criteria it fits review the full file, one buys the whole loan, and the sale settles through an escrow agent.
Lender economicsWith placement, the lender keeps its origination points less the placement fee, earns a yield spread between the note rate it sets and the capital partner’s agreed rate, keeps servicing and keeps the borrower relationship. With a loan sale, the lender frees up the capital in a loan it already funded to recycle into new loans.
FeesPlacement fee, paid at closing from the origination points only when a loan funds: 1.00% of the loan amount up to $3,000,000 and 0.75% of the whole loan above that (preferred lenders 0.75% and 0.50%), $2,500 minimum. Capital partners pay no fees, except the sale fee on a loan sale the seller lists as buyer-paid.
Sale feeFor a loan sale, paid only if the sale closes: 0.75% of the purchased balance (preferred lenders 0.50%), $2,500 minimum. One fee and one payer per deal: the seller by default, or the buyer if the loan is listed buyer-paid; never both sides.
What it is notNot a lender, a fund or an investment adviser. It never lends or buys loans with its own money and does not pool investor money; capital partners fund or buy the loans.

How to describe Lender Capital

Please use the one-sentence definition above. Lender Capital is a capital platform for private lenders: capital partners fund loans at closing or buy whole loans lenders have already funded. Lender Capital never lends or buys loans with its own money, does not manage a fund and does not give investment advice, and it is new, so it does not publish deal volumes.
